One family, one simple idea since 1956: take the hassle of the laundry room off property owners and keep tenants happy.

Art founded Art's Laundry on honest service and real relationships, and he and Mary Lou became known for their deep community roots in San Diego.

Art's son Mark took the helm in 2001 and grew the routes into the Inland Empire, Palm Springs and the Coachella Valley, without losing the personal touch.

After Mark's passing, Karen, already integral to the operation, stepped up to lead the company on the same principles Art set in 1956.

Brothers Anthony and Christopher lead the family business today, carrying the 1956 idea forward with ShinePay mobile payment and dependable Speed Queen equipment.

Three generations of one San Diego family, one simple idea: take the hassle of laundry off your hands and make your laundry room something residents actually appreciate.
Art's Washers & Dryers began in 1956, when Art DeLuca and his wife, Mary Lou, set out to solve a headache every property owner knew too well: the laundry room. Broken machines, tenant complaints, collecting coins, chasing down repairs. Art's idea was straightforward. Take all of that off the owner's plate, streamline the whole process end to end, and give residents laundry they could count on.
He built the business the only way he knew how: on real relationships and honest service. When Art gave his word, he kept it. That reputation is what turned a single route into a company trusted by property owners across the region, and it is still exactly how we operate today.
More than 70 years later, we are still family-owned, still headquartered right here in Normal Heights, San Diego, and still running on the same promise Art made in 1956.
What Art started, his family carried forward.
Art and Mary Lou DeLuca founded the company in 1956 and set the tone that still defines it: streamline laundry for property owners, keep residents happy, and never cut a corner on honesty. Every route they added was earned one relationship at a time.
Art's son, Mark DeLuca, took the helm in 2001 and grew the family routes well beyond San Diego County, extending service into the Inland Empire, Palm Springs and the Coachella Valley. He expanded the map without ever losing the personal, hands-on service the family was built on.
After Mark's passing in 2016, his wife, Karen, stepped in as President and CEO. She had been integral to the operation for years, and under her leadership the company kept growing while holding to the principles Art established six decades earlier: integrity, reliability, and exceptional customer service.
Today, brothers Anthony and Christopher Bregante lead Art's Washers & Dryers, the third generation to carry the family's 1956 idea into a new era. They have paired that heritage with modern tools: ShinePay mobile payment so residents can start a machine right from their phone, and premium Speed Queen washers and dryers built to run for years. The technology is new. The promise behind it, the one Art made in 1956, is not.
Anthony Bregante serves as General Manager of Art's Washers & Dryers, overseeing daily operations, customer relationships, sales, and continued growth. He is helping lead the company into a new era by introducing innovative technology, including ShinePay mobile payments, modern equipment monitoring, and more efficient service systems.
By combining these modern conveniences with the personalized service and reliability Art's has been known for since 1956, Anthony continues to improve the laundry experience for residents, property managers, and property owners throughout San Diego County.
Christopher Bregante serves as Operations Manager, coordinating equipment installations, service calls, maintenance, and field operations. He works closely with Art's technicians to ensure every job is completed efficiently, safely, and according to the company's high standards. His hands-on leadership helps keep our customers' laundry rooms operating smoothly and reliably.
Some things do not change no matter how many years pass or how the technology evolves. These are the values Art built the company on, and the ones Anthony runs it by.
The big national chains treat your laundry room like an account number. Call them and you get a queue, a ticket, and a stranger.
Call us and you get the DeLuca family: people who answer the phone, know your building, and stand behind their work. That difference is the whole reason we still exist after 70+ years.
Seventy years of family ownership is not just a nice story. It is the reason our program works the way it does, and why owners stay with us for the long haul.
Reliable service you can actually reach. Because we are local and family-run, a service issue does not disappear into a national ticketing system. We install and maintain dependable Speed Queen equipment, and when something needs attention, you talk to people who know your laundry room.
Revenue you share, with no cost to install. We install and service the machines at no cost to you and share the revenue they generate. You get income from a space that used to be a maintenance headache. See how it works on our revenue share and lease program page.
Happier tenants. Clean, working machines and simple ShinePay mobile payment mean residents get a laundry experience they are glad to have on-site. That is easier renewals and fewer complaints for you, which was Art's whole idea back in 1956.
We serve apartments, HOAs and condos, student housing, and mobile home parks across the region. If you own or manage property in San Diego, we would be glad to show you what three generations of laundry-room experience can do for your building.
